One of the often overlooked rooms when staging your home for sale is the laundry room. Most homeowners, even those who know that the home must be decluttered, neat and clean when their home is on the market, often forget about carrying this into the laundry room.

And those homeowners who don't have a laundry "room", but instead have their washer and dryer in the basement, fail to market this space in an attractive way.

The laundry room, whether or not it's an actual room, a closet, or an area in the basement, needs to be shown to its fullest potential.

That means that the homeowner needs to show the buyer that there is adequate room for storing laundry detergents, etc. and for perhaps other functions, such as folding clothes and ironing.

Here's a list of things you can do when staging your laundry "room":

At the very least, there should be shelving above the machines where the laundry detergent, bleach, fabric softener, dryer sheets, etc. should be neatly lined up. I like putting these items in storage baskets for a neater appearance. The tops and sides of the washer and dryer should be clean. Wipe up any spilled detergents. Also, if you are selling the machines along with your home, make sure you clean the underside of the washing machine lid and around the basket, as buyers will lift it up to look inside. The lint should be removed from the dryer lint screen. While a fresh coat of paint on the walls is highly recommended, at least wipe off scuff marks and dirt with Mr. Clean Magic Sponge. Especially when showing the home, there should be no clean or dirty laundry visible in the laundry room. Dirty laundry should be in the washing machine if not enough time to wash and dry, and clean laundry should be put away. Sometimes laundry rooms are used as another junk or storage room in the house. This implies to the buyer that there is not enough storage in the home. Try removing anything unrelated to the purpose of doing laundry. If you can't, make sure the items are neatly and attractively stowed away. Home sellers who have a washer and dryer in the basement often overlook the fact that this area needs to be staged. Don't let buyers think that the home is missing a laundry room. Make sure the area around the machines is sparkling clean to get rid of the "yuk" factor, especially in unfinished basements. Set up an ironing board and iron to show that this area is a laundry "room". If you are lucky enough to have a table or countertop to fold laundry, make sure this surface is free of any items. If there is enough room in the laundry room, set up an ironing board and iron to show that there is adequate room to do so. If the machines are in a closet without doors, an inexpensive way to hide them is to install a tension rod with drapery panels or even a tension shower rod and shower curtain.

In one laundry room we staged, the laundry room had a closet with louvered doors which housed the washing machine and the dryer, as well as shelving above it. The closet shelves held not only laundry detergent and related items, but also a lot of cleaning supplies and was very unsightly. We bought uniform, inexpensive, fabric-lined baskets to store these items. We also found two attractive canvas laundry hampers with the word "Laundry" embroidered on them in the pool house where they were going unused and brought them into the laundry room. We also removed an old table and clothing rack as these were taking up too much space in the room.

The result was a clean and organized laundry room where a buyer might actually not mind doing laundry.

It's hard to find the time to do anything. You work, have to cope with family problems, deal with all of life's little problems, and struggle to find enough time to relax and do your own thing. This makes having a good space, like your bedroom, to spend that precious relaxation time even more important.

Put your shoes by the door as well. Or you could have a special shoe rack in your wardrobe so they are tidied away. By simply making sure all the small things in your life are cleaned up you can prevent your room from looking like a battleground.

After this, get four boxes and tuck them in somewhere convenient. Stackable are best. Otherwise you can see the mess, which doesn't encourage relaxation. One box can before for laundry whites, another for colors, one for black, and the other for smalls. Spend a minute each day putting your laundry away.

Also, after you've washed all the laundry, make sure you neatly fold it and put it away. Having enough storage is critical, or else you can never solve the mess.

Maybe you have too much, you could give some items, like spare jumpers, away to a charity store or someone you know. This will help to keep your bedroom neat and manageable.

When the light fades as winter nights approach, drying laundry outside becomes more restricted. The cold wet and windy weather is so forbidding that we simply do not want to hang clothes outside. That's when the clothes airer comes into its own.

You simply hang your spun dried items on the airer to return some hours later. In days of old it was common to hang the laundry on a wooden clothes horse in front of a roaring coal or wood fire. This blocked the heat - filled the room with damp condensation and created a fire hazard.

Today the floor mounted folding airer is the modern equivalent. It is mainly used in summer on patios or verandas. Beloved by fixed campsites, especially in the Euro zone, they are robust appliances that take a full load of washing.

The most versatile drier/airer is the wall-mounted version. This fixes to the wall above a radiator. The radiator radiates the heat outwards and upwards. Radiated heat will then travel upwards generally drying everything on the airer above.

Because the warm passing air dries the clothes naturally slowly, it does not pump large amounts of water into the air. The moisture disperses in microscopic amounts gently over a few hours.

How to Deal With Clutter Hoarding

Most people love to keep things and every household has keepsakes and collectibles stored somewhere. In some cases, the items you save seem to build up over time until you feel you have no control over them; this is known as clutter hoarding. When the clutter in your home takes over your living space, making it impossible to organize your home, your day to day life can be affected. Family members may criticize the disorder, or you yourself may feel weighed down by the amount of stuff that is surrounding you everywhere. In extreme cases, clutter hoarding can develop into a serious condition where a person is literally incapable of letting go of even the most useless articles. People who suffer from this serious condition may also have obsessive compulsive disorder and they need medical help.

Keep in mind that when you reduce clutter, you should not only organize the space you are tackling; you must also keep it clean. Covering clothes arranged on shelves with plastic sheeting will protect them from dust.

There are millions of ways to organize a closet. Everyone is different, owns different things, and has different needs. We can look at the different closet plans that are out there for days without seeing the same thing twice. So, if you want to organize your closet, doing it yourself is the way to go. Only you know your tastes and how you would prefer things to be stored. Use these organizational ideas to help you decide which closet storage techniques will best fit your style and your closet.

You may decide to move your hanging bar up so that you have more room underneath for shoes or laundry baskets. A tie rack, belt rack, scarf hanger, and some heavy duty hooks can help you keep your closet organized.

6) Hangers make all the difference in a closet. There's nothing worse than having your clothes ruined by a shotty hanger. Use high quality hangers, such as a wood hanger or coat hanger. Another option is to go with some sturdy clothes hangers that maximize space. These can double or triple the space that you have on the bar!

Indoor Drying Rack - 5 Tips When Buying Drying Racks For Indoor Use at Home

Here is a 5 step guide to finding an indoor drying rack to suit your needs.

1 TYPE. There are wall mounted drying racks and ceiling mounted racks for indoors.

You want to read phrases like 'hard-wearing' and 'long-lasting, sturdy, strong, reliable'. The manufacturer will be proud of a quality product and will mention this in the write up. 4 SIZE. The size of your indoor dryer or rack is important. If you have a big family you will need a bigger rack. If you get one that is too small then it will be a hassle to dry all your clothes and they will be squashed up and take too long to dry. 5 POSITIONING. Think about where you have room for an indoor dryer, clothesline or washing line before choosing yours. Retractable lines are great if you have suitable space to put them in, otherwise the washing will hang in your face and be a hindrance. The same applies to ceiling clothes airers, is your ceiling high enough? Think about this before you buy the product you think is best, afterwards will be too late.

Cheap Closet Storage Tips and Ideas

Well thought out cheap closet storage systems will make your life easier and house tidier. Life is clearly simpler when you know where your belongings are. Not only will you know where everything is located but also your house will be easier to clean and keep clean. Carefully thought out closet storage systems are affordable and easy to install.

Every closet could use a bit of organization. There are cheap and easy ways to organize a closet. One of the simplest ways is to buy some pre-fab plastic stacking shelves and some colourless plastic bins. Make sure the bins are 2 inches less in height than the height space of the shelves otherwise it will be a tight fit. Put a 3x5 sticker on the end of each bin and make note of the contents.  If the contents should change just re-apply a new sticker.

The closet storage system described above can be made for no cost at all with a little creativity. Instead of buying plastic shelving look around your neighborhood for blocks or bricks and pieces of 4 foot board. Carefully clean whatever you intend to use. Visit your community liquor store and ask for some boxes. Any type of box will do but I find wine boxes to be the sturdiest and they are easy to find. Write down the contents of each box on a piece of paper and tape the list to the end of the box which will face out.

Another cheap way to organize your closet is to install rows of hooks at eye level around the closet.  You might first need to install an anchored  2 by 4 to the wall.  You might be surprised at how many things actually come will a little loop that allows them to be hung up. These items include mops, brooms, umbrellas, etc.  You can also hang cloth grocery bags that can be used to store items such as toques.

Another cheap way to arrange closet storage is to examine the actual stuff that is stored in the closet. Homogenization is the key. That means the stuff should be the same and accessed at the same rate. A daily used hat or brief case should not be stored with a tennis racquet that is never used (even if bought with the best intentions) or Hallow'een decorations that are pulled out once per year. If you need to store items you don't use then store then in some obscure corner of your basement.   For items used once or twice per year, store them in a closet with other items used with the same frequency.

When it is time to decorate a teen's bedroom, each room must be as unique as the teen who lives within those four walls. Each teen has a specific personality, interests, likes and dislikes. They need a place to integrate the thoughts and opinions of the influential people in their lives: parents, other caring adults, and friends, into their own likes and dislikes. This helps them establish their identity, one of the most important tasks of adolescent development. The eventual outcome is a teen who has a clear sense of their values and beliefs, occupational goals, and relationship expectations. People with secure identities know where they fit in their world and also where they do not want to fit! How can a teen's bedroom help with such a task? Here are six tips for a teen bedroom they will love.

Make it a Multipurpose Space. Teens pack most of their living into a single room, much like they will in a college dorm room. It serves as a sleeping space, a study area, a work niche, a place to hang out with friends, and a place to be alone with thoughts and dreams of their future. Flat box storage under the bed or under the bed drawers can be used for seasonal items like clothing, shoes, and sports equipment. Be sure a label the side so it is easy to determine what is stored in each box or drawer. Extra blankets and sheets can also find a home there.

A long shelf or even one that stretches around the corner of the room positioned seven feet off the floor (a foot from the conventional 8 ft. ceiling), provides display space for collections, trophies etc. to personalize the room but not take up precious space on a dresser or desk top. This also requires minimal dusting at that level.

Lofting a twin-sized bed and using the space underneath as a study center can generate the most extra space in a small bedroom. Not every teen will relish the adventure of climbing upward for that "good night's sleep", so a frank discussion on the pros and cons of this bedding choice is warranted. This also limits bedding choice, not allowing anything that has an extended overhang off the bed.

Maximize the Closet. Shoes can easily overtake a closet so purchasing a shoe rack is a must. Be sure to select one with enough space for the volume of shoes needed by this teen. A rack positioned on the closet floor is the preferred choice since a hanging shoe bag takes up valuable rack space for clothing which is usually at a premium. Check out closet organizing systems which maximize hang space by using double rods for shirts and pants or open shelves for jeans, sweatshirts and sweaters.

Create a Study Space. To help encourage a teen to complete their homework, it is necessary to provide a space conducive to studying. This space should include good lighting, a place for supplies and books and a comfortable chair. Computers are a must for the serious student, but need to be monitored according to age. Some families prefer to place the computer in a more public area of the house in order to monitor the social network and gaming aspects of the computer. An option is to create a reading nook or writing desk in the teens bedroom instead of a computer desk. Pros and cons on this topic provide enough data for a separate article!

Bedding, Creating Design Focus. The bed is the design focal point of a bedroom, so choosing teenage style bedding is a must. Perhaps the teen bed set reflects a hobby or interest, a geometric print or solid fabric in their favorite color. The teens bedding should fit their organizational style. Meaning, how much time and energy is this particular teenager, willing to invest in the organizational task of bed-making, clothes storage etc. Selecting a bed quilt or comforter with a bed skirt makes for quick and easy bed-making. Is your teen likely to replace a number of decorative pillows on the bed or will the pillows live on their bedroom floor? If so, shams are the better choice. The green-house effect is everywhere these days. You just can't escape the news about how important it is to save energy with efficient appliances and a house that is well insulated-and that's a good thing. But the simplest and most effective way to reduce a home's energy usage in the long run is to reduce its size from the outset. A shrinking energy bill is just for starters: The need for fewer building materials, less land, and less maintenance is a significant by-product of building smaller houses.

More and more of my clients ask whether a small house can work for them. They're concerned that it won't have enough room for family and friends on holiday visits or that it will just seem cramped. The reality is that a small house doesn't have to appear nor feel small. By using thoughtful and innovative design techniques, a small house can be made to seem larger and more gracious than its actual dimensions.

On these pages are ten guidelines that can be used to expand the perceived size of a small house. They comprise an overall approach that will yield a house that is both practical and excellent. To be successful, a small house also should be straightforward, with simple architectural forms and construction techniques, quality materials, and careful detailing. Quality feels better than quantity, while spirit and personality bring a house alive.

1. Design an outdoor room

What you build outside the house can have a major impact on the way your home feels inside, especially if you make a roomlike space and connect it properly to the house. This outdoor space should have a definite boundary such as a stone wall, a fence, shrubs, a deck railing, or adjacent structures. It needs to be easily accessible from inside the house and to be linked to the interior by consistent materials, floor patterns, overhangs, plantings, and large doors and/or windows. An element such as an outdoor fireplace or an arrangement of table and chairs also can give this space an interior connection.

The outdoor room should be a bit bigger than the largest room in the house. I typically like to use spaces that are about 11⁄4 to 11⁄2 times as big as the largest room. Ideally, the outdoor room should have an area that is hidden from view, creating a bit of mystery and tempting a visitor to explore. Leave guests with a sense that there is something more to discover.

2. Invest some space in transitions

By using transitions, you can emphasize distinct realms in a house. Transitions range from portions of the floor plan such as stairs, hallways, and balconies, to details such as thick thresholds, substantial columns, overhead beams, and lowered ceilings. You can use these architectural elements to create a sense of mystery and a process of controlled discovery, enhancing the sense that there is more to the house than immediately meets the eye.

Although it might be tempting to remove square footage from entry and circulation spaces, it is more important to be generous with these areas. Doing so will create the sense that you are living in a bigger house.

3. Use contrasts in light and color

Natural light is a wonderful way to enhance a sense of spaciousness. Bring light into the house by using large windows, skylights, and clerestories. Interior spaces without exterior walls can borrow light from other areas via transoms, French doors, or interior windows. I try to design every habitable room in a house to have enough natural light so that artificial light is unnecessary during the day.

Bright light in the foreground with slightly darker areas in the background creates a perspective that increases the perceived depth of a space. Light brought into the ends of a room or house attracts the viewer's eye, increasing the perceived distance. A window at the end of a hall or a skylight at the top of the stairs fosters a sense that the space extends farther than its actual size otherwise would suggest.

Artificial lighting also can be used to brighten a room and to illuminate features and tasks. Well-placed lighting provides contrast and shadow, gives definition and clarity to elements and edges, and influences the perception that the space is larger than it actually is.

Although the color scheme should be kept simple, the use of contrasting colors can help to create a sense of expanded space. Light colors on ceilings and walls dissolve the boundaries of a space, making it seem larger; darker colors, on the other hand, enclose the volume of a room, making it feel smaller and more intimate. Warm colors seem to advance toward us, while cool colors tend to recede. Using color in creative ways can really open up smaller spaces visually.

4. Create contrast with scale

Avoid downsizing everything in a small house, because doing so just makes it feel small. Instead, vary the scale of objects and elements from larger than normal to smaller than normal to evoke a sense of grandeur. For example, a tiny window placed next to a big piece of furniture makes the area seem larger.

Using elements that are monumental can achieve the same effect. A huge fireplace, a grand chimney, an oversize window, a massive door, giant columns, an overstuffed chair, and a formal garden all appear as if they belong to a "greater" house. Combining large pieces of comfortable furniture with large area rugs is another good idea; you just need to use fewer pieces. Raising the ceiling height from the standard 8 ft. to 9 ft. in the main living areas also can make a big impact.

5. Organize the house into distinct zones

If you clearly distinguish different areas within a small house, you can make it seem larger by creating the impression that it contains multiple rooms and spatial domains. Establish at least two realms; avoid making a one-room house, unless that is your intention. Creating public and private zones, separating competing functions, and making distinctions between quiet and noisy areas are all good ways to enlarge the perceived size of a small house. Use well-articulated transitions such as floor-level changes and variable ceiling heights to define and separate different areas.

Contrast spaces by making some of them intimate and snug, and others open and airy. A sheltered inglenook off an open living area is a good example of this tactic.

A "getaway" space somewhere in the house also is important. A small house feels larger and more balanced if you know that it contains a secluded place for quite and inward-focused activities.

6. Develop multiple orientations

By creating multiple views with different-size openings, you can enrich a small home's sense of spatial variety. Use windows to frame a view, and vary the focus from nearby features to distant horizons whenever possible. You also can use a mirror to reflect an outdoor view.

Try to give each space natural light from at least two sides. Think of using volume and not just area. For example, a skylight or a high window can open up a cramped interior space and transform it into a bright, airy realm.

Avoid using large areas of glass in small rooms and large windows on only one wall. Doing so can create an uneasy imbalance that sucks the sense of enclosure out of the room, causing it to feel small and separated from the rest of the house.

7. Accentuate the dimensions

Start by using sightlines to their full potential. Long hallways strategically placed, one-and-a-half- or two-story spaces, and diagonal views are all ways to gain a sense of spaciousness. Instead of a solid wall that limits a potential long view, use interior windows, transoms, and clerestories to maximize sightlines and to extend space beyond its perceived boundaries.

Keeping sightlines clear is important. Limit the number of furniture pieces and eliminate clutter in these areas to allow the eye to travel farther, extending perceived spatial dimensions.

8. Put illusion to work

You can combine tapered walls and ceilings and manipulate the scale of objects such as fireplaces, sculptures, and landscaping to create the illusion of expanded space. For example, an outdoor room with walls that taper toward one another creates a forced perspective that funnels the eye toward a focal point that seems more distant. Placed at that focal point, an object such as a small sculpture helps to enhance this perception of expanded space.

Another technique is to create a seductive curve by designing a space that beckons visitors into an area partly hidden from view. A curved or angled wall, a loft space, or stairs going up or down can help to create a sense of mystery.

Large mirrors set on closet or bathroom doors and in small rooms can enlarge the perceived space. Be careful to avoid placing mirrors facing each other, however. This arrangement can create a disorienting fun-house effect of endlessly duplicated images. When deciding how big a mirror should be and where it should go, think of it like a

window, a piece of artwork, or a framed picture. Paintings and photographs also can create the illusion of more space when they're placed strategically in a room or at the end of a hallway or staircase.

9. Use thick edges and built-ins

Thick countertops, deep window jambs, and wide door thresholds are all examples of thick edges. They give the impression of strength and longevity, and express a sense of grandeur.

When you extend a window beyond the exterior plane of a wall, you create thickness around the interior of the window. Inside, the wide jambs reflect light, brightening the room. Outside, shadows cast by the window bay add interest to the facade of the house. Recessing an entry door, on the other hand, lets you create the illusion of a thick wall.

By incorporating thick edges and built-in furniture around the perimeter of a room, the center of the space becomes liberated for living. Built-in furniture such as window seats, wall beds, Pullman bunks, booth seating, and fold-up tables can be used to keep spaces clear of furniture.

Nothing creates a sense of claustrophobia in a small house faster than clutter. Use bookshelves, cupboards, cabinets, drawers, and storage chests to keep clutter out of sight. Often, nooks and crannies present themselves during remodeling or construction. Think like a boat designer and look for these opportunities to provide places for stowing items away.

10. Include multipurpose rooms

Houses integrate numerous functions that don't need their own space all the time. If you can combine different activities that occur at different times into the same space, you can eliminate the need for more rooms. But don't force it. Work through the functional requirements of different activities before you start to combine them. Here are some typical uses that can double or triple up:

• Hall with laundry and storage

• Bathroom/laundry room

• Entry with bench, storage and powder room

• Mudroom with workbench, sink, and clothes-drying racks

• Bedroom with a comfortable area for reading or meditation

• Stair landing expanded to include a desk

• Dining area that serves both formal and informal dining
